The Zoning Committee, a standing committee established by the SOSNA Board, holds monthly meetings to discuss all applications for zoning variances within the SOSNA boundary area.

The purpose of the Zoning Committee Meeting is to provide a public forum for the discussion and review of all zoning variance applications occurring within the SOSNA boundary area. Through these meetings, residents of the SOSNA area are able to provide direct neighborhood input into this important civic decision-making process. All Zoning Committee Meeting attendees who reside within the SOSNA boundary area will have the opportunity to express their opinions by registering one of the following responses to each project: ‘support’, ‘not-opposed’ or ‘opposed’.

SOSNA Zoning Agenda:

I. 1000 S. BROAD STREET
APPLICATION IS FOR A RETAIL SALE OF PETS AND PET SUPPLIES, VETERINARY SERVICES, PET GROOMING (ANIMAL SERVICE), KENNEL WITH OVERNIGHT BOARDING AND PET TRAINING (BOARDING AND OTHER SERVICES) IN SPACE #1 OF 1ST FLOOR WITH MULTI-FAMILY DWELLING ABOVE WITH ALL OTHER USES AS PREVIOUSLY APPROVED (SIZE AND LOCATION AS SHOWN IN THE APPLICATION). THE PROPOSED USE, BOARDING AND OTHER SERVICES, IS PROHIBITED IN THIS ZONING DISTRICT. THE PROPOSED USE, ANIMAL SERVICE, REQUIRES A SPECIAL EXCEPTION APPROVAL IN THIS ZONING DISTRICT.

II. 1551 WASHINGTON AVENUE
FOR USE AS PERSONAL SERVICES (FITNESS CENTER) IN SPACE C OF AN EXISTING TWO-STORY STRUCTURE. THE PROPOSED USE OF PERSONAL SERVICES (FITNESS CENTER) IS EXPRESSLY PROHIBITED IN THIS ZONING DISTRICT.

III. 919 S. 16TH STREET
FOR THE CREATION OF ONE ACCESSORY OFF STREET OPEN-AIR PARKING SPACE ACCESSORY TO A SINGLE-FAMILY HOUSEHOLD LIVING OF AN EXISTING ATTACHED STRUCTURE. IN THE RM-1 DISTRICT, ACCESSORY PARKING FOR ANY SINGLE-FAMILY USE IN AN ATTACHED BUILDING SHALL BE PROHIBITED UNLESS IT CAN BE ACCESSED FROM A SHARED DRIVEWAY, ALLEY OR REAR STREET WHEREAS THE PROPOSED PARKING SPACE IS ACCESSED FROM THE FRONT (CARPENTER STREET) IS PROHIBITED IN THIS ZONING DISTRICT.

IV. 2147 CHRISTIAN
FOR THE DEMOLITION OF AN EXISTING ATTACHED ONE (1) STORY STRUCTURE & THE ERECTION OF AN ATTACHED STRUCTURE WITH ROOF DECK AND ROOF ACCESS STRUCTURE. FOR USE AS EAT IN TAKE-OUT RESTAURANT — BASEMENT THROUGH 5TH FLOOR, BUSINESS PROFESSIONAL AND PERSONAL SERVICES SECOND THROUGH 5TH FLOOR.

THE PROPOSED COMMERCIAL USES (EAT IN/TAKE OUT RESTAURANT AND BUSINESS PROFESSIONAL SERVICES) ARE PROHIBITED IN THIS ZONING DISTRICT AND REQUIRE 7 PARKING SPACES WHILE 0 ARE PROPOSED. THE APPLICATION PROPOSES A 95-SQUARE-FOOT ROOF ACCESS STRUCTURE, WHILE 90 SQUARE FEET ARE REQUIRED, AND THE PROPOSED 4’1.25” SETBACK FOR THE ROOF ACCESS STRUCTURE EXCEEDS THE 10’ REQUIRED. THE PROPOSED HEIGHT OF 49’4” EXCEEDS THE 38’ REQUIRED, AND THE PROPOSED 0% OPEN AREA (TRACING THE FOOTPRINT OF THE EXISTING BUILDING) IS LESS THAN THE 20% REQUIRED.

V. 2147 CATHERINE
FOR THE COMPLETE DEMOLITION OF AN EXISTING ATTACHED STRUCTURE, AND FOR THE ERECTION OF AN ATTACHED STRUCTURE WITH A ROOF DECK ACCESSED BY A PILOT HOUSE (TO ENCLOSE ACCESS STAIRS ONLY), SIZE AND LOCATION AS SHOWN ON PLAN/APPLICATION. FOR USE AS SIT-DOWN RESTAURANT ON THE FIRST FLOOR, WITH TWO-FAMILY HOUSEHOLD LIVING ABOVE; NO SIGNS ON THIS APPLICATION.

THE PROPOSED USES, TWO-FAMILY HOUSEHOLD LIVING, AND, SIT-DOWN RESTAURANT, ARE
EXPRESSLY PROHIBITED IN THE RSA-5 RESIDENTIAL DISTRICT, AND ARE THEREFORE REFUSED. NO MORE THAN ONE (1) PRINCIPAL USE IS ALLOWED PER LOT IN THE RSA-5 RESIDENTIAL DISTRICT; WHEREAS, TWO (2) PRINCIPAL USES ARE PROPOSED, AND IS THEREFORE REFUSED.
